Building Code Adherence

All occupied buildings or structures are subject to building codes per state law. Codes strive to make buildings safer, but are complex to navigate and require knowledge and experience. Architects are versed in building codes, and in our case, even have experience in authoring them.

Project Management

When multiple team members work together to complete a design, ensuring consistency enhances the cohesiveness of the final design. Effective design project management helps our team collaborate more successfully to produce a balanced, cohesive result.

Schematic Design

During the first phase—schematic design—an architect consults with the owner to determine project goals and requirements. Often this determines the program for the project

Design Development

Design development (DD) services use the initial design documents from the schematic phase and take them one step further. This phase lays out mechanical, electrical, plumbing, structural, and architectural details.

Construction Documents

Once the owner and architect are satisfied with the documents produced during DD, the architect moves forward and produces drawings with greater detail. These drawings typically include specifications for construction details and materials.

Jurisdictional Reviews

Part of permitting is the review of construction documents by the local jurisdiction. This is to ensure compliance to local codes and ordinances to protect the public and promote life safety. We will work with the jurisdiction through their review process to address and conform to their requirements.

Bidding Administration

Bid documents to go out to potential contractors for pricing. The bid document set often includes an advertisement for bids, instructions to bidders, the bid form, bid documents, the owner-contractor agreement, labor and material payment bond, and any other sections necessary for successful price bids.

Construction Phase

Questions may arise on site that require the architect to develop architectural sketches: drawings issued after construction documents have been released that offer additional clarification to finish the project properly.
